Monthly Preventive Maintenance Tips
#1- Servicing your Air Conditioner
Air conditioning units should be service this time of year. Chances are that they havent been used much this year. You may have started to use it and it seems to be cooling the home just fine. However, there hasnt been that big of a load on the system yet. Texas summers as we know are brutal and most likely you will be running it all summer long...maybe even into the fall. Dont take the risk on waiting until July to service your A/C unit! Get them checked now. That little bit of money now may save you a ton in the future. Not to mention giving you a piece of mind that the A/C unit is working the way it should.

#2- Proper Drainage
Drainage can play a huge role in preventing foundation damage. Making sure you have enough fill dirt around the house and that there is a negative grade moving away from the house. Add fill dirt to the areas where you see more than 3-6 inches of foundation on the house. Take extra precautions at the corners of the home,especially by the garage. The house needs that soil for support and to disperse the weight of the house through the footer. You can usually find people giving away fill dirt on craigslist!
Preventing erosion is also important! Make sure your gutter downspouts are moving the rain water away from the house.
